Scope

You coordinate nothing. I consult the trades, compare the bids, and bring you a reasoned recommendation. You decide.

The site runs under my responsibility. I am there weekly, I sign off each stage, and I reject what does not meet the specification.

You get a regular written update: what moved, what slipped, and what that changes for the schedule and the budget. No jargon.

Surprises come with every older building. You hear about them as they appear, costed, with two options whenever there are two.

Handover is prepared. I list the reservations, follow their clearing, and settle a contractor only once the work conforms.

How it unfolds

  1. Survey and framing

    Measured survey, technical and regulatory constraints, budget and timescale estimate. You know what is possible before committing to anything.

  2. Tendering

    Tender documents, competitive bidding, comparative analysis. You receive readable quotes covering the same scope, so they can actually be compared.

  3. Preparation

    Detailed programme, long-lead orders placed, applications to the building management and authorities. The site starts without waiting.

  4. Running the works

    Weekly visits, written reports, stage sign-offs, decisions taken as they arise. One point of contact for every trade.

  5. Handover and snagging

    Joint inspection, snagging list, followed through to full clearance. Final payment only after that.
